How it works
- Pick one of your listings or enter the details by hand.
- Find comparables by radius, closing date and size.
- Uncheck the ones that don't fit and set your recommended price.
- Save the CMA with your client's name.
- Open the 6-page presentation and print or send it.
On Multilistado you build a comparative market analysis (CMA) for the property you want to list and, with one click, a branded 6-page listing presentation for the owner, ready to send or print to PDF. You walk into the appointment with real comparables, a supported price range and a written selling plan. CMAs are unlimited and free.
What the CMA includes
- Subject property: pick one of your listings or enter the details by hand (type, sale or rent, neighborhood, built and lot square meters, bedrooms and bathrooms).
- Comparables from the whole MLS, including sale and rental history. Filter by radius in kilometers, months since closing, size, and whether to include withdrawn listings.
- You decide what counts: uncheck comparables that don't fit and recalculate.
- Results: suggested range (low, suggested value, high), median price per built and lot square meter, and median days on market.
- An independent estimate from Multilistado's pricing engine, with its typical error shown, as a reference. You set the final price.
- Honest data: another agent's closing price is used only if they allowed it; otherwise the comparable shows its last asking price, labeled as such.
A CMA is an opinion of market value, not an appraisal. Mortgages and deeds require an appraisal from a licensed appraiser.
The owner presentation (6 pages)
From a saved CMA, open "Owner presentation." It uses the same private link as the CMA and prints on letter-size paper:
- Cover with the owner's name and, if it's one of your listings, its photo.
- Your agent: your photo, brokerage, license verified against the official registry, active listings and closings on Multilistado.
- The market: neighborhood prices, price per square meter and the comparables, with the source of each figure. These are asking prices from Multilistado and other portals, not closing prices.
- The price: low range, recommended price and high range, the independent estimate, why pricing right from the start matters, time to sell in the area and your notes.
- Marketing plan: enhanced photos, LiDAR floor plan, 3D virtual tour, walkthrough video, exposure to verified agents, showings only with identified buyers, and publishing on web, app and social media.
- The process: from signing the listing agreement (which can be signed with the e.firma) to the closing before a notary, with the next step.
How to do it
- In the portal, go to CMA and pick one of your listings or enter the details by hand.
- Adjust the filters and click "Find comparables."
- Uncheck the ones that don't fit, recalculate and enter your recommended price.
- Save the CMA with your client's name.
- Open the presentation, review it and print it or save it as PDF. You can also copy the link and send it by WhatsApp or email.
After you send it
- You see how many times the client opened the report and when they last did.
- "Refresh with today's data" recalculates the CMA if weeks go by before the owner decides.
- "Renew link" turns off the old link if it went to someone it shouldn't have.
Why it helps you win the listing
- The owner sees numbers from their own neighborhood, not a figure from memory.
- You can show with data why overpricing at the start tends to end in price cuts.
- You present a concrete plan: what you'll do with their home and in what order.
- Your verified license is right there on page two.
Tips
- Choose comparables of the same type and similar size, ideally closed in recent months.
- Record your own closings: they improve your CMAs and everyone else's. More in the free MLS for agents.
- Before the appointment, prepare enhanced photos and look at the LiDAR floor plan so you can talk about what you'll deliver.
- If the owner only wants a quick number, send them to the price estimate and book the appointment for the full CMA.
