How it works
- In the app, open the Scan tab and tap Start scan.
- Walk each room, pointing at walls, doors and windows.
- Check the interior m² and, if you want, use them as built area.
- The server draws the plan and 3D model and publishes them on your listing.
With an iPhone Pro and the free Multilistado México Agentes app, you can draw a floor plan with your iPhone. Walk through the property, let the LiDAR sensor measure walls, doors and windows, and your listing gets a measured floor plan, interior square meters for each room and a 3D model that buyers can spin around or place in augmented reality with the "View in AR" button. No tape measure, no draftsman, no floor-plan software.
What your listing gets
Once the scan is processed, the public listing shows a Floor plan & 3D tour section with two tabs:
- Floor plan. A layout drawing, in Spanish or English depending on the visitor's language, with the approximate total interior area and a list of rooms with their square meters. Buyers can download the plan as a PNG.
- 3D tour. A model of the home you rotate with a finger and zoom with a pinch. Furniture shows up as simple blocks. With View in AR, buyers can drop the model onto a table or the floor from their phone; on iPhone it opens in Apple's AR viewer.
In the portal you see how many rooms, walls, doors and windows the scan picked up, and you can show or hide it on the listing at any time.
How it works
- Open the app, go to the Scan tab, tap Start scan and pick the listing.
- Walk through each room pointing the phone at walls, doors and windows until the app outlines them. You can scan several rooms in one session.
- When you finish, the app calculates the interior area (measured inside the walls). If you want, tap Use as built area to drop that number into the listing's built square meters field.
- The scan uploads in the background. The server draws the measured plan, builds the 3D model and publishes both on your listing.
The measuring technology is Apple RoomPlan, the same framework iPhones use to recognize rooms.
Why it helps you sell or rent
- Buyers understand the layout. Photos show what a room looks like; a floor plan shows how the rooms connect. Questions like "does the primary bedroom face the street?" or "will a six-seat dining table fit?" get answered before the showing.
- Room-by-room measurements. Square meters per room let buyers compare against other homes without calling you.
- A better 3D tour. If you scan before shooting the 3D virtual tour, tour points land on the plan automatically and the listing shows a minimap and a 3D view of the home.
- Something to show the seller. A measured plan on the listing is a visible difference when you pitch your services at a listing appointment.
Requirements
- iPhone 12 Pro or a newer Pro model (the ones with a LiDAR sensor), running iOS 17 or later.
- The Multilistado México Agentes app (download it on the App Store).
- A Multilistado agent account with a verified license. Sign up free.
If your iPhone has no LiDAR, you can still shoot the 3D tour; you just place the tour points by hand in the portal editor.
Tips for a clean scan
- Practice first. The Scan tab has a Practice mode: scan any room at home or at the office, and nothing is uploaded or attached to a listing.
- Turn on the lights and open the doors between rooms so the app can link them.
- Move slowly and aim at corners, door frames and every window.
- Check the numbers. Measurements are approximate. Compare them with the deed or appraisal before using them as the official area; the listing itself notes that they're approximate.
- Scan before the tour. That way the tour uses the plan for its minimap.

Frequently asked questions
Which iPhone do I need for the floor plan?
An iPhone 12 Pro or a newer Pro model, since those have the LiDAR sensor, running iOS 17 or later.
Are the measurements exact?
They're approximate. They help buyers understand sizes and layout; check them against the deed or appraisal before using them as the official area.
Does the scanned area include walls?
No. The app measures interior area excluding walls. Use as built area replaces the listing's built m², so decide whether that's the number you want to publish.
What does the buyer see with View in AR?
A simplified 3D model of the home they can place on a real surface from their phone. Furniture appears as blocks.
Can I remove the plan from the listing?
Yes. In the portal you can show or hide each scan at any time.
