Sign the commission split with the listing agent, even if they're not on Multilistado: phone code, time stamp and public verification. Free.

Updated

How it works

  1. Pick the other agent's listing and click "Propose agreement."
  2. Enter your client, the split, the protection days and the payment method.
  3. Sign with a code sent to your phone or email.
  4. The other agent accepts and signs, or sends a counteroffer.
  5. Record the purchase contract, closing and payment on the same agreement.

On Multilistado you sign the co-broke commission agreement online with the listing agent before you bring your client. It puts in writing who introduced the buyer, how the commission is split, how it gets paid and how long your registration lasts, with date, time and a time stamp. It works with Multilistado agents and with agents who aren't on the platform yet. It's free.

For what an agreement should say and how to get paid at the notary, read the guide splitting commissions between agents.

What the agreement records

  • The parties: listing agent and cooperating agent, with their license or registration.
  • The property and the client you're introducing.
  • The split: a percentage of the final price or a flat amount, in pesos or dollars.
  • Protection period: how many days your registration counts if the client buys later.
  • How it's paid: by the notary at the deed signing, directly by the listing agent, or from the trust or escrow.
  • Additional terms, if any.

With Multilistado agents

  1. On another agent's listing, click "Propose agreement." If the listing agent posted an offered commission, the agreement opens pre-filled with that offer, and you see their payment record on past agreements.
  2. Enter your client, the split, the protection days and the payment method.
  3. The listing agent accepts, declines or sends a counteroffer.
  4. Both sign with a code sent to their phone or email. Each signature records date, time, IP and license, plus a SHA-256 fingerprint of the text and an RFC 3161 time stamp from an independent third party.
  5. The agreement moves through stages: accepted, under purchase contract, closed (price, notary and date are recorded and the commission amount is calculated) and paid.
  6. If you aren't paid, you open a dispute and we take you to file a complaint with the agent's association or the state authority, with the agreement as evidence.

With agents who aren't on Multilistado

Many listings you care about are posted on other portals. For those, there are external agreements:

  1. Pick the property on the market map or paste the listing link, and enter the listing agent's name and phone or email.
  2. Add your client, your commission, the protection days and, if you like, up to 3 showing times.
  3. You sign first with a code.
  4. We give you a ready-made message that you send from your own WhatsApp or email with a private link. Multilistado doesn't contact them on its own.
  5. The other agent reviews the agreement and signs with a code to their phone or email, without creating an account, or declines. We email you when they open it, sign it or decline it.

Proof of date and time

Every signed agreement has a code. Anyone, including the notary, can check it on the public agreement verification page: whether the text has changed since signing and whether both parties signed. You can also download the document to print.

For stronger proof, check the option to sign with the SAT e.firma (FIEL). You then get an evidence package (ZIP) with the exact text, certificates, signatures, the SAT's answer on each certificate's status and the time stamp, so it can be checked without relying on Multilistado. More in signing with the SAT e.firma.

Why it helps

  • You prove you brought the client before they reach out to the listing agent or owner directly.
  • No one argues about the percentage or which price it's based on.
  • You can ask the notary to pay commissions on signing day with a signed, written agreement.
  • You have grounds for a complaint if payment doesn't come.

Requirements

  • A verified Multilistado account to propose agreements. If you don't have one, find your registry profile or sign up.
  • The other agent only needs a phone or email to receive their code.

Tips

  • Register the client before the first showing, not after the offer.
  • Check the other agent's license: how to verify a real-estate agent.
  • Choose payment through the notary and tell them early so it goes into the payment instructions.
  • This isn't legal advice; for high-value deals, have your lawyer review the agreement.

Frequently asked questions

Can I sign with an agent who isn't on Multilistado?

Yes. With an external agreement you send them a private link from your WhatsApp or email and they sign with a code, without creating an account.

Is it legally valid?

It's a simple electronic signature with evidence of who signed, what text and when, plus an RFC 3161 time stamp. For stronger proof both parties can sign with their SAT e.firma; have your lawyer review large deals.

How does the notary check that the agreement is real?

With the agreement code on the public verification page, which shows whether both parties signed and the text hasn't changed.

What if I don't get paid?

Open a dispute from the agreement and we take you to file a complaint with the agent's association or the state authority, with the agreement as evidence.

Does it cost anything?

No. Proposing, signing and verifying agreements is free.
