A free MLS (shared listing service) and platform for licensed real-estate agents and agencies in Mexico. List once, share with other licensed agents, receive leads, and get your own website and email on your domain. We started in Baja California and already cover the official registries of 7 states.
No catch. We want to professionalize the market: more deals with licensed agents, closings before a notary and commissions that actually get paid. The platform is funded by optional ads and add-ons (for example, featuring a listing or a NOM-151 certificate). The essentials — listing, sharing, your website, your email, commission agreements — are free. The project is open source.
Because only professionals verified against the state registry take part, which builds buyer trust and sets you apart from unlicensed sellers. You also get what you normally pay for separately: your own website, professional email, a lead CRM, e-signed commission agreements and buyer ID verification — all free. And you can keep listing on portals: we give you the feeds.
Agents and agencies with a state license or registration, and advisors working under an agency's license (the agency invites them). We verify every account against the official state registry or by reviewing the license.
We import the public registries of Baja California, Baja California Sur, Sinaloa, Chihuahua, Guanajuato, Jalisco and Tabasco daily. If your state publishes no registry, sign up by uploading your license and we review it manually.
Because you appear in your state's official registry, which is public information. Your profile shows only what the government publishes (name, folio, validity, city). You can claim it for free to manage it, or ask us to remove it from our site.
Search your name at /registro and tap "Claim my profile". You confirm with a code sent to the email or phone in the registry, a photo of your license and a live selfie. If you no longer use that email or phone, continue and our team reviews it (usually within 24 h). It takes about 3 minutes.
No. When you claim your profile, the selfie is compared in memory and not stored: we keep only the result.
Yes. Pick one of 8 professional designs (classic, modern, minimal, luxury, coastal, urban, editorial, warm), upload your logo and publish in about 3 minutes with the wizard. Your listings appear automatically, with search, map, contact form, WhatsApp button and SEO.
For free you get yourname.multilistado.mx. If you want your own domain (e.g. www.myagency.com), just buy it at your registrar (Akky, GoDaddy, Namecheap…, about $300–500 MXN a year) and point its nameservers to ours. We set up the site, the security certificate (https) and email.
Yes, if you turn it on: your site can show the whole Multilistado MLS and leads on those listings come to you. We recommend signing a commission agreement with the listing agent first.
Yes. Each listing has its own page with structured data, a sitemap and a version readable by AI assistants (ChatGPT, Claude, Perplexity), so they can recommend you.
Yes. With your domain connected you can create up to 25 mailboxes (yourname@youragency.com) of 2 GB each, and use them on your phone, Outlook or our webmail with your logo. We set up email security (SPF, DKIM, DMARC) automatically.
When you switch nameservers, new mail arrives at Multilistado. We warn you first so you can create the same mailboxes and keep a copy of your old mail. If you prefer to keep your current provider, you can connect only your website.
Yes, free and unlimited. On each listing, under "Video & 360°": (1) Walkthrough video: record a short clip per room with your phone; we stabilize it, add room names, an intro and an outro with your details, and give you horizontal and vertical versions for WhatsApp and Reels. (2) 360° tour: upload 360° photos (Insta360, Ricoh Theta or a 360 app) and it builds itself; you can place arrows on the doors and add a floor plan. (3) 360° video. If you prefer a visual editor, we recommend Panoee (free-forever plan, no watermark): paste your tour link into the "360° virtual tour" field and it shows inside your listing. Matterport, Kuula and CloudPano links work too.
Yes. On each listing, "✨ Write with AI" uses your data and up to 6 photos to draft a search-friendly title, the description in Spanish and English, highlights, and ready-to-post copy for WhatsApp, Instagram and Facebook. You pick the tone (professional, warm, luxury or investor) and length; it can also polish your own description or translate it into English. It only uses facts you entered or that are visible in the photos, warns you if it mentions a figure that does not match, and nothing is published until you review it. Free, up to 30 texts a day.

Yes, free. Every new lead who writes to you from Multilistado or your site gets emails with your name, photo and WhatsApp: similar homes after 2 days, a one-click "still looking?" after 7 days, and alerts when the home they asked about or saved drops in price or a matching one is listed. Replies go to your email. It stops by itself when you contact them (change the stage or log a call, WhatsApp or email), a showing is confirmed, or the client answers or unsubscribes; at most one email every 48 hours and only 8 am–8 pm. Every lead gets a score (Hot, Warm, Cold) with the reasons shown, and your dashboard shows who to call first. Edit or turn off the texts under "Automatic follow-up". WhatsApp is never sent automatically: we give you suggested messages to send with one tap.
Yes. We provide feeds (XML/JSON) for portals such as Inmuebles24, Vivanuncios, Lamudi, Propiedades.com, Trovit and Mitula, plus a REST and RESO API for partners. List once here and distribute everywhere.
Yes. Invite your team, assign roles (owner, manager, advisor), share inventory and leads, and get one website and email accounts for the whole agency. Advisors without their own license can work under the agency's license.
With the "commission handshake": register your client on another agent's listing and both of you e-sign the split (for example 2.5%) with a code sent to your phone. It is recorded with date, time, IP and license, with a free timestamp, and we explain how to ask the notary to pay commissions at signing.
It is a simple electronic signature under the Commercial Code, with full evidence and an independent RFC 3161 timestamp. For large deals you can add a NOM-151 certificate from an accredited provider ($59 MXN per agreement, paid by either agent). We recommend reviewing it with your lawyer.
Open a dispute in one click and we help you file a complaint with the agent's association (e.g. AMPI's Honor and Justice Commission) or the state authority, with the signed agreement as evidence.
When listing, the listing agent sets the co-op commission for the buyer's agent (percentage or fixed amount, whether it is negotiable and its conditions). Only signed-in verified agents see it: on the listing page («For agents»), as a badge in search results and with the «commission offered ≥ X %» filter. It never appears to the public, on portals, feeds or websites. «Propose agreement» opens the commission agreement pre-filled with that offer and shows the listing agent's co-broke payment record.
When a listing sells or rents, the agent records the price and date. Each closing has a level: «declared» (listing agent only), «confirmed by both agents» (the buyer's agent confirms with one click), «with document» (deed, contract or closing statement, stored privately) and «notarial» (notary and deed number). Verified agents search the closings database with price per m², days on market and close-to-list ratio, and export CSV. The closing price is shown to other agents only if the listing agent allows it; never on the public listing page.
So the MLS only shows real inventory. At 30 days we send you a notice with one-click buttons («Still available», «Sold», «Rented», «Withdraw»); if you do not confirm by day 45 the listing is hidden from search (not deleted) and you reactivate it with one click from your portal. The listing page shows «Confirmed by the agent N days ago», its price and status history and whether the agent is verified in the state registry. Listings synced from another system (for example EasyBroker) are kept current by that sync.
Every showing requested through Multilistado requires the buyer to verify their identity: they upload their INE, any passport, or a Mexican, US or Canadian driver's license and take a live selfie. We check the document, match the face and, for INE, can confirm validity with INE. You see the selfie, the ID, the verification time and the account used. It is mandatory and free.
No. It is required for every showing on Multilistado, on the main site, white-label sites and collections. You keep a record and proof of everyone you showed the property to, and the owner knows no one enters their home without being identified. Plain information requests do not require verification.
In the portal, "Showings" gathers every showing request on your listings: times suggested by the client and the time you confirmed, buyer with verified name, ID type with the last 4 digits, verification date, INE registry check and the outcome (took place, no-show or cancelled). Filter by listing and print or save it as PDF as proof for the owner or an authority.
You generate a private link per listing and send it by WhatsApp or however you like. The owner sees each showing date, the "Identity verified ✓" badge, the buyer as first name and last-name initial (e.g. "Juan P."), the outcome and your name and license. They never see ID numbers or images. You can renew or revoke the link at any time.
Serious buyers verify once in about two minutes and it works with any agent for 12 months. Any legitimate buyer verifies for everyone's safety; those who refuse are usually the people you didn't want to be alone with.
The client suggests; you confirm. The buyer proposes up to 3 times and verifies their ID. You pick one that fits your calendar (we warn you if it overlaps another showing), propose others or decline. The client answers from a link, no password. Once confirmed, both get the date, the location (only if you show the exact address) and a calendar file, plus a reminder one day before.
Because opening your home to strangers carries real risks, such as people posing as buyers to see what is inside and how to get in. With verification your agent knows who comes in, keeps a dated record of every showing and can show you a report of who visited your property. More: /propietarios/seguridad
About 2 minutes, once, and it is free. Photograph your INE, any passport, or a Mexican, US or Canadian driver's license and take a live selfie. It is valid 12 months with any Multilistado agent.
Your ID and selfie are seen only by the agent you asked for the showing, and every view is logged. The owner only sees your first name with your last-name initial and that your identity was verified, never your ID number or images. Data is protected under Mexico's LFPDPPP and deleted after 24 months.
Yes. You keep ownership of your listings and photos, can export everything at any time and delete your account. We comply with Mexico's data protection law (LFPDPPP) and handle ARCO requests.
On your profile tap "Request removal" or use the opt-out link in the invitation email. We remove it from Multilistado; the state's official registry does not depend on us.
