Why we built this

Bringing professionalism to real estate in Mexico.

Multilistado is free because the problem is bigger than any one company. We want buyers, sellers and licensed agents to be able to trust every step: who they work with, what they sign, and how the money moves.

The problem

  • Thousands of unlicensed sellers. Anyone can put up a sign or a Facebook post and call themselves an agent. Buyers have no easy way to know who is licensed.
  • Buyers get ripped off. Deposits handed over in cash, double-sold lots, presales that are never built, closings that skip the notario. See documented cases →
  • Agents don't get paid. Shared commissions are agreed by phone and forgotten at closing. Cooperating agents bring the buyer and walk away with nothing.

What we are doing

  • Licensed agents only. Every agent is checked against their state registry. Buyers can verify any agent.
  • Professional closings at the notario. Every deal documented, deposits in escrow or a trust, and the sale formalized before a notario público. In Baja California the law requires the notario to verify the agent's state license before closing (art. 6).
  • Commissions that get paid. Agents sign co-broke agreements inside the system (2.5%, 3%, 1%… whatever they agree), and we explain how to ask the notario to pay everyone at the signing. Guide →
  • Accountability. Clients can give kudos or file complaints, and we help route complaints to the agent's association, the state government and PROFECO.
  • Free and open. Open-source software, free for licensed agents. Sustained only by optional ads.

Why Baja California first

Baja California has one of the most active real-estate markets in Mexico, with a huge number of buyers from the United States and Canada who don't know how the Mexican system works. It also has a state license (REAPI) with a public registry, so we can verify agents from day one. That is where we believe we can have the biggest impact.
