# Multilistado Estimate: what a home is worth based on its area

> Each listing shows an automatic value range, its asking price vs. the estimate and the neighborhood's price per m². It's a reference, not an appraisal.

The Multilistado Estimate is an automatic value range shown on Multilistado listings, both those from verified agents and the other-portal listings we show on the map. It gives you a quick read on whether an asking price is high, low or in line with similar homes in the area. It's a data-driven estimate, not an appraisal (avalúo): it doesn't replace an agent's opinion or a professional appraiser's.

## What you see on a listing

- **A midpoint and a range** in US dollars (a central value with a low and a high).
- **Asking price vs. the estimate:** whether the listed price is in line, above or below, and by what percentage.
- **Price per m² vs. the neighborhood:** the home's price per square meter compared with the colonia's median for the same property type, when there are at least 5 listings to calculate it.
- A link to [the accuracy page](/precision-del-estimado), where we publish how close the estimate gets.

You'll find it on the listing page, on [map](/funciones/mapa-de-propiedades-en-venta) markers and in the [buyer app](/funciones/app-para-compradores).

## How it's calculated

Every night we recalculate the estimate for every listing with enough data. We combine two methods:

1. **Comparables.** We look for homes of the same type and similar size (from 35% smaller to 35% larger in built area), first within 0.8 km, then within 2.5 km and, if that's not enough, across the municipality, and take the median price per m².
2. **A model** that learns from all listings how much each feature is worth: built area, bedrooms, bathrooms, lot size, whether it's in a gated community, distance to the ocean and location.

When both have data, we blend them; when only one does, we use that one. A listing never counts as its own comparable, even when the same home is advertised on several portals.

## When we don't show an estimate

- **If the asking price is more than 35% above or below the estimate.** That almost always means bad data (a mistake in the price or the square meters), so we'd rather show nothing than a misleading number.
- **If there aren't enough similar homes in the area** to calculate it with reasonable confidence.

## What the estimate doesn't know

- **It's based on asking prices, not sale prices.** Mexico has very little public data on closed sales, and homes usually sell for somewhat less than the asking price.
- **It doesn't see the home.** It knows nothing about condition, finishes, the exact view, renovations or the legal situation.
- **It's less precise in areas with few listings.**

## An estimate is not an appraisal

An appraisal (avalúo) is done by a professional appraiser who visits the property and reviews documents, and it's what banks require for a mortgage. The Multilistado Estimate is free and instant and helps you get your bearings and compare, but it doesn't carry that weight. If you're buying, selling or applying for a loan, use it as a starting point and ask a verified agent to adjust it based on what they see in person.

## For owners and agents

- If you want to know what your home is worth, [What's my home worth?](/cuanto-vale-mi-casa) uses the same engine with the details you provide.
- Agents can include the estimate in a [listing presentation (CMA)](/funciones/presentacion-para-propietario-cma) as an independent reference.
- [Alerts](/funciones/alertas-de-propiedades) can let you know when a home is listed 8% or more below the estimate.

## Tips

- Pay more attention to price per m² vs. the neighborhood than to the exact estimate figure.
- If a home is far below the estimate, ask why before getting excited.
- To see prices across a whole area, use the [price map](/mapa-de-precios) and prices by neighborhood.

## How it works, step by step
1. Open a listing on Multilistado or on the map.
2. Check the midpoint and range in dollars.
3. Compare the asking price with the estimate and the price per m² with the neighborhood.
4. Ask a verified agent to adjust it based on what they see in person.

## FAQ
### Is the Multilistado Estimate an appraisal?
No. It's an automatic calculation from asking prices of similar homes. An appraisal is done by an appraiser who visits the property.

### Why doesn't a listing have an estimate?
Either there aren't enough similar homes in the area, or the asking price is more than 35% away from the estimate, which usually signals bad data.

### How often is it updated?
It's recalculated every night.

### How accurate is it?
We measure it every week and publish the result on the estimate accuracy page.

### Why is it in dollars?
The calculation is done in dollars so listings priced in pesos and in dollars can be compared on the same basis.
